Bespoke Sash Window Installation — Brick Lane

This bespoke sash window replacement project was carried out in the popular and super busy area of Brick Lane, London (E1 6SB). We designed and installed premium timber sash windows tailored to withstand the demands of a high-traffic urban environment.

The Brief

Following an initial property maintenance report that highlighted severe condensation, mould buildup, and stiff, poorly-functioning windows, it was recommended that the existing windows be professionally replaced.

Consequently, we were appointed by Findlay Property Agency (who manage over 100 properties across London) to resolve the issue. As the landlord is based overseas, he required a high-quality, long-lasting solution that would not require replacement for many years.

Given the property's location in the vibrant but bustling Brick Lane, the new windows also needed to significantly reduce external street noise while drastically improving the thermal efficiency of the home to prevent future condensation and mould issues.

Materials & Specifications

For the sash windows and boxes, we used premium Accoya timber. Accoya is highly durable and stable, and it comes supplied with a 50-year warranty, making it the perfect choice for an investment property.

To ensure smooth and reliable operation, we installed a traditional weight system using lead weights alongside high-strength 6mm sash cord.

Glazing for Noise Reduction & Insulation

Because Brick Lane is an incredibly busy area, we fitted the windows with an acoustic laminated 20mm glass specification to drastically reduce external street noise.

This was combined with 4mm soft coat Low-E glass on the internal pane and a white warm edge spacer system to achieve the best possible U-value, maximizing thermal performance and energy efficiency.

Finishing Touches

Attention to detail is key in every project. We crafted the internal sills using hard wood engineered sapele for long-lasting durability.

The windows were beautifully finished with the industry-leading Teknos paint system, comprising 3 coats of primer/undercoat and 2 coats of topcoat in a crisp Satin White.

Finally, we fitted new architraves made from moisture-resistant green MDF, completed with a flawless spray-painted finish.

Safety & Site Management

To ensure the busy Brick Lane area remained safe while we were removing and installing the windows from inside, we implemented strict safety measures:

• Established an external exclusion zone directly beneath the work area using cones to prevent pedestrian access.
• Secured all tools and materials with lanyards where practical to minimise the risk of dropped objects.
• Removed glazing and sash components carefully in sections rather than dismantling large elements at once.
• Used internal containment measures, such as dust sheets and debris bags, to collect waste immediately as it was generated.
• Kept window openings protected with temporary boarding or sheeting while components were being removed.
• Inspected window components before removal to identify any loose putty, rotten timber, or fragile glazing that could break away unexpectedly.
• Used appropriate lifting and handling techniques to maintain control of components throughout removal and installation.
• Carried out regular housekeeping during the works, ensuring all debris was bagged and removed from the work area promptly.
